Dear Friend,

Last night I stayed up to 1.30am watching the Tour De France.

It was the fourth stage, the time trial, and after 4 years absence (and recovering from major illness) 7-time Champion Lance Armstrong, narrowly missed out on the yellow leader's jersey by a fraction of a second.

What many people miss, and the commentator correctly pointed out, is that Lance Armstrong has the strongest team in the race ever assembled. To this day with his 7 wins, all were due to the fact he was the head rider of the strongest team ever assembled. And you thought cycling was an individual race! Far from it, but once again, it goes to show you the power of a Team.

Just last weekend I assembled my Property Entrepreneur Mastermind Team from my new book Think and Grow Rich In Property for the Sydney launch.

It was standing room only!

The Laws Of Renovation

Last week we discovered three basic elements in renovation and this week we expand on step two:

1.    Buy – know the true value of the property when buying
2.    Renovate – for the least cost possible to achieve the desired result
3.    Sell – at the highest price possible

Renovate for the least cost possible to achieve the desired result.

Renovations do not always have to be done on the cheap... What is important is that the quality of the renovation reflects the value of the property being re-sold.

A luxury home in a wealthy suburb will fail to sell if you paint the kitchen cupboard doors or install cheap fixtures and fittings.

Recognise that different properties, at different price points, require different renovation strategies.

ACTION STEP:

Grab a copy of this weekend's paper, visit a few Home Opens near you and have some fun deciding what you might do differently (or keep the same) if you had renovated the property and were putting it on the market...
