There are many myths or just plain B.S. in the property industry. Perhaps the biggest of all is that property prices double every 7 to 10 years. You’ve heard that one right? Well, in many cases, that may in fact be true, and in many more, it may not...

You see, recently I sold a couple of apartments I bought in Parramatta in Sydney in 2001. I bought these properties through a property marketing company, masquerading as a property education company for $299K. I sold them this year, some 8 years later for $305K and $300K respectively. Now I don’t know about you, but that certainly doesn’t look like double to me!

In these market conditions, the 'buy at retail, hold, and pray for capital growth' strategy is a risky strategy. The traditional passive approaches to property have got a lot of people into a lot of hot water recently. It’s only the active, entrepreneurial strategies that can get them out.

The Six Key Market Drivers

Last week we looked at the first of six key property market drivers as taught by Mr. Positive Cashflow Property in my new book Think and Grow Rich In Property.

This week we’ll take a look at driver #2 - Economics. Combined these six key drivers may help us predict where growth will be strongest.

 

1.    Economics – Interest rates are at their most affordable level since 1968. This will be a key driving point in house price growth and in sales volumes. The masses buy real estate in a 5.5 per cent interest rate market place.

Next week we’ll discuss market driver #3.
