The Six Key Market Drivers

Last week we looked at the third of six key property market drivers as taught by Mr. Positive Cashflow Property in my new book Think and Grow Rich In Property.

This week we’ll take a look at driver #4 - Infrastructure. Combined, these six key drivers may help us predict where growth will be strongest.

Infrastructure

Developers and governments spend billions of dollars on infrastructure each year. If you can locate the infrastructure you will find the growth. Be sure the infrastructure is real and forthcoming, though, and not fictitious stories or fanciful hope.

This one always springs to mind for me when we are driving through the Blue Mountains from Bathurst on our way to Sydney airport. For almost a year now the government has been widening the road to take it from a single lane to dual carriageway in both directions. So whilst we’re sitting there, stuck in traffic annoyed waiting for the lolly-pop man to turn his ‘stop’ sign around to say ‘slow’, I’m thinking about the increase value of the land prices taking place due to easier accessibility and shorter commuting times to the city.  Of course, if they ever build a freeway through or over the Blue Mountains west of Sydney, the land on the other side will sky rocket!
