While the Melbourne Cup was running this week I was in the air, flying back from our first-ever Property Entrepreneurs Conference in Perth. What an amazing event we had over the weekend and a few people asked me who I was betting on in the cup. Well, I filmed this video live from Bathurst Trotts last week with my take on the Melbourne Cup.

When I had my gym, one of the members was an SP Book maker. He told me that the one race of the year to avoid was the Melbourne Cup. He said it has the most horses, over 23, plus the most unknown factors including many international competitors. Contrast that with your local country race meet every week, which has maybe 8 or 10 starters... Surely your odds go up right away.

The Six Key Market Drivers
Last week we looked at the second of six key property market drivers as taught by Mr. Positive Cashflow Property in my new book Think and Grow Rich In Property.
This week we’ll take a look at driver #3 - Demographics. Combined these six key drivers may help us predict where growth will be strongest.

Demographics
I always find demographics fascinating as the trends are constantly evolving with time. For example, changes in household structures mean Australians have an increased desire to reside alone. The higher divorce rate puts pressure on the property market because mum and dad both need separate homes.
As property entrepreneurs we need to be looking at the demographic trends. If the trends show that the market is selling waterfronts to downsize, cash up and buy luxury villas or townhouses, then this may have a significant and opposite effect on both waterfronts and luxury townhouses. When we also consider the ageing baby boomer population, this will have a major impact on over 55 housing in all areas.
Demographics is classic marketing 101. Find out what the market wants, and then sell it to them.

Research what local trends are happening with the demographics in your area. Your local council would be a great place to start to see what’s going on and what they are planning for the future as the demographics change.
