Dear Friend,
For me, the way to view the year just gone is not in how much you’ve gained or how much you’ve accumulated, but in how much you have given. For us here at Think and Grow Rich, yes, we have completed our most successful year. Yes, we have had our most successful events and yes, we have moved significantly towards achieving our goals, all of which is very nice. However, it is in the impact, results and feedback from our members and attendees that our true measure of success is defined.
Of the hundreds of stories and testimonials that we receive into our office week after week, I think this one is probably one of the most symbolic of the good that we all can do.

The Six Key Market Drivers
Last time we looked at the fourth of six key property market drivers as taught by Mr. Positive Cashflow Property in my new book Think and Grow Rich In Property.
This week we’ll take a look at driver #5 - Yield. Combined these six key drivers may help us predict where growth will be strongest.
 Investment Yield
The term ‘Investment Yield’, in this case, refers to the percentage return or yield from a given property as it relates to the income received per annum over the cost of the property.
This is a huge factor in the success of many areas. If yields are high, growth usually follows. Look for areas that are one to two percent above their last five-year yield average and it’s a sure sign growth is on the way. Yield variation is an instrument to gauge future growth of markets because as the yields expand, growth will follow and compress closer to already expanded yields. The further the yield advances, the most likely that a growth expansion phase will follow. Simply remember this: growth follows yields.
